Our client owning a property with an existing 3 bedroom house and storage shed in Marsden, QLD was looking to increase the value by adding an independent granny flat into the garden. The existing house is currently rented out and adding an additional dwelling with separate access would provide additional weekly income. Alternatively, our client was looking to put the house on the market, in which case the granny flat, even as a concept design, would show additional potential to any interested buyer eventually increasing the price.
After a site meeting and a few design sprints in close collaboration with the client, we developed a modern and sustainable design, which provides separate access along the West side of the property and utilises the existing foundation of the storage shed on site. The location as well as the orientation of the granny flat and the strategic placement of windows and doors ensuring a high level of natural light, while providing privacy and access to the shared garden facilities including the whirlpool.
